2023 monthly sales through August is the lowest in 27 years. The data reflects the monthly average of San Diego residential annual sales over the past 27 years. MLS only goes back to 1997, so it is unknown when sales were lower than 2023.

The monthly average for the past 27 years is 2,870 sales, so 2023 through August is 40.0% below the average. The current low sales total is a direct result of the low inventory and the reason why values have increased in 2023 despite the increasing mortgage rates.

The sales data includes homes; detached, attached, townhouses, twinhomes, rowhomes, manufactured, etc. There are no 2-4 units, apartments or commercial properties included.
